Assisted Sale

Not a separate financial model: here's why, and where to actually run the numbers

What "Assisted Sale" actually means

It's a way of helping a motivated seller (someone stuck on the market, facing repossession, going through probate, or just wanting a faster, guaranteed sale) get what they need faster than a normal estate agent sale would. It's a negotiation approach, not a distinct way of calculating a deal.

Whatever you actually agree with that seller ends up being one of the strategies you can already model elsewhere:

Which situation are you actually in?
Pick the one that matches what you'd really be agreeing to

You buy the property outright, now, at an agreed price

That's a straight purchase: model it as a BTL, Flip, or BRRR.

You agree a future purchase price, pay the seller monthly, and sublet in the meantime

That's a lease option, whatever it's called in the conversation.

You lease the property from them and sublet it for more, with no purchase at all

That's rent-to-rent.

You're just connecting them with another buyer for a fee

That's sourcing/deal-packaging: there's no property-level return to calculate at all, only your sourcing fee.
